These Terms of Service ("Terms") constitute a legally binding agreement between you ("User," "you," or "your") and Guerilla Finance LLC, a Georgia limited liability company ("LandSquatch," "we," "us," or "our"), governing your access to and use of the LandSquatch platform, website at landsquatch.com, APIs, Land DNA Reports, and all related services (collectively, the "Service").
BY ACCESSING OR USING THE SERVICE, YOU ACKNOWLEDGE THAT YOU HAVE READ, UNDERSTOOD, AND AGREE TO BE BOUND BY THESE TERMS. IF YOU DO NOT AGREE, DO NOT USE THE SERVICE.
LANDSQUATCH PROVIDES PROPERTY DATA, PARCEL SCORES, AND LAND DNA REPORTS FOR INFORMATIONAL PURPOSES ONLY. THE DATA AND SCORES PROVIDED ARE ESTIMATES DERIVED FROM PUBLIC DATASETS AND AUTOMATED ANALYSIS — THEY ARE NOT PROFESSIONAL REAL ESTATE APPRAISALS, SURVEYS, LEGAL OPINIONS, OR ENVIRONMENTAL ASSESSMENTS.
LandSquatch aggregates data from publicly available sources including USDA SSURGO soil databases, FEMA flood maps, EPA records, satellite imagery, and county parcel records. This data may be outdated, incomplete, or inaccurate. Property conditions, zoning rules, environmental hazards, and legal encumbrances can change and may not be reflected in our data.
Land DNA Reports are automated analytical reports based on algorithmic scoring. They are informational tools — not professional appraisals, not legal title opinions, and not environmental site assessments. You should engage a licensed appraiser, surveyor, attorney, and/or environmental professional before making any real property purchase or investment decision.
Property values shown are estimates based on assessed values from public county records. Actual market value may differ materially from assessed value or our estimated scores.
You must be at least 18 years of age and have the legal capacity to enter into a binding contract to use the Service or purchase Land DNA Reports. By creating an account or making a purchase, you represent and warrant that:
You are responsible for maintaining the confidentiality of your account credentials. Notify us at admin@landsquatch.com immediately of any unauthorized account access.
Pricing: Land DNA Reports are available for purchase at $4.99 per report. Pricing is subject to change with notice.
Payment: All purchases are processed through Stripe. By making a purchase, you authorize us to charge your designated payment method the stated amount.
Delivery: Reports are delivered electronically upon successful payment. You will receive a link to access or download your report.
Refund Policy: Because Land DNA Reports are digital products delivered immediately upon purchase, all sales are final. Refunds are not available except where: (a) the report was not delivered due to a technical error on our side; or (b) required by applicable consumer protection law. Refund requests must be submitted within 7 days to admin@landsquatch.com.
Report Limitations: Land DNA Reports are generated from automated analysis of public datasets and should not be relied upon as the sole basis for any property transaction. Reports do not constitute:

All content, features, and functionality of the Service — including the LandSquatch parcel scoring methodology, fit score algorithms, Land DNA Report format, map interface, visual design, software code, trademarks, and documentation — are the exclusive intellectual property of Guerilla Finance LLC and are protected by United States and international intellectual property laws.
Your use of the Service grants you a limited, non-exclusive, non-transferable, revocable license to access and use the Service for personal, non-commercial purposes. You may not:
Data sourced from public agencies (USDA, FEMA, EPA, county records) remains subject to those agencies' respective terms of use.
By using the Service, you agree that you will not:
Some content on the LandSquatch platform — including parcel narrative summaries, county descriptions, and analytical commentary — may be generated or augmented with the assistance of artificial intelligence tools. AI-generated content may contain errors or inaccuracies.
Parcel scores and Land DNA Reports incorporate both automated algorithmic analysis and AI-assisted text generation. This does not make them professional appraisals, and you should not rely solely on AI-assisted descriptions for property decisions.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL GUERILLA FINANCE LLC, ITS MEMBERS, MANAGERS, OFFICERS, EMPLOYEES, AGENTS, OR AFFILIATES BE LIABLE FOR ANY:
EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
AGGREGATE LIABILITY CAP: OUR TOTAL CUMULATIVE LIABILITY TO YOU FOR ANY AND ALL CLAIMS ARISING FROM OR RELATED TO YOUR USE OF THE SERVICE SHALL NOT EXCEED THE GREATER OF: (A) THE TOTAL AMOUNTS ACTUALLY PAID BY YOU TO US DURING THE THREE (3) CALENDAR MONTHS IMMEDIATELY PRECEDING THE EVENT GIVING RISE TO THE CLAIM, OR (B) FIFTY U.S. DOLLARS ($50.00).
THE SERVICE AND ALL LAND DNA REPORTS ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT ANY WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY OF PARCEL DATA, OR NON-INFRINGEMENT.
We do not warrant that parcel scores, property data, or Land DNA Reports are accurate, complete, current, or suitable for any specific use case. Public datasets we rely on may contain errors, omissions, or outdated information.
You agree to indemnify, defend, and hold harmless Guerilla Finance LLC and its members, managers, officers, employees, and agents from and against any claims, liabilities, damages, judgments, awards, losses, costs, or fees (including reasonable attorneys' fees) arising out of or relating to: (a) your violation of these Terms; (b) your use of the Service or Land DNA Reports; (c) any real property transaction you enter into based on information from our Service; or (d) your violation of any applicable law.
Your use of the Service is governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the Service, you consent to the collection and use of your information as described in the Privacy Policy.
For Users in the European Economic Area (EEA) and United Kingdom: To the extent applicable, you have rights under the GDPR including the right to access, rectify, erase, restrict processing of, and port your personal data. You have the right to lodge a complaint with your national supervisory authority.
For California Residents: Under the CCPA/CPRA, you have the right to: (a) know what personal information we collect; (b) delete your personal information; (c) opt out of sale of your data (we do not sell data); (d) non-discrimination for exercising your rights; and (e) correct inaccurate personal information.

We may suspend or terminate your account and access to the Service at any time for any reason, including violation of these Terms. Sections 4, 7, 8, 9, and 13 survive termination.
These Terms shall be governed by and construed in accordance with the laws of the State of Georgia, United States, without regard to its conflict of law provisions.
Any dispute arising from these Terms shall be subject to the exclusive jurisdiction of the state and federal courts located in Fulton County, Georgia.
Informal Resolution: Before initiating formal proceedings, contact us at admin@landsquatch.com and allow 30 days for resolution.
Class Action Waiver: To the extent permitted by law, claims must be brought on an individual basis only, not as part of a class or collective action.
We may modify these Terms at any time. Material changes will be communicated via email or notice on the Service at least 14 days before taking effect. Continued use after the effective date constitutes acceptance of the modified Terms.
